Sec. 00 · a second opinion, $49

The report tells you what is wrong. It will not tell you what to do.

A home inspection report runs 90 pages and 200 findings, and nearly every one of them ends in “recommend evaluation by a qualified licensed contractor.” You have a window of about a week to decide what to do about all of it.

We read the whole file and sort every finding into Deal-breaker, Negotiate, Monitor and Noise. The ones worth money get a cost range with its assumption, and the words to send the seller.

Two lines from a real report, and what we do with them.

Both findings end in the same sentence. One is worth thousands and a hard conversation. The other one is a stain.

The Read

Deal-breaker

This brand of breaker has a documented history of not tripping under load. Your inspector cannot say that in a report. We can: the panel gets replaced, or the price comes down by what replacing it costs.

Cost range

$2,000–$4,500

Assumes a 200-amp replacement in a single-family house, permit and utility disconnect included, no service mast or meter relocation.

Ask or credit

Ask for the work, not the credit. A licensed replacement with a permit on file is worth more to you at resale than the cash.

The Read

Noise

The white powder is dried mineral salt left behind by water that has already gone. It is normal for a 1968 house over a dirt crawlspace, and it is not what the photograph makes it look like.

Cost range

None. Nothing here to ask for.

What to do

Nothing, before closing. Look at the same wall after the first heavy rain you own the house for. No seller has ever paid for efflorescence.

Sec. 02 · the conflict

Everyone else who reads your report is paid when the deal closes.

Your agent is not a contractor, has read “recommend evaluation” a thousand times, and earns nothing if you walk away. That is not a scandal. It is the arrangement, and everyone in the industry knows it.

We are not in your transaction. You pay us $49 once, before you decide anything, and we never take a cut of what you negotiate or what the house sells for.

A PDF in, a decision out.

Is this legal advice?

No. The Repair Request is a document you send. Your agent puts it on the right form for your state, and a lawyer is a lawyer.

Does my agent see this?

Only if you send it to them. We never contact your agent, your inspector or the seller, and we sell nothing to any of them.

What if you cannot read my file?

Then you pay nothing. Scans go through text recognition first. If we still cannot get words out of it, we tell you plainly and charge nothing.

What if there is nothing to negotiate?

Triage will show that in the counts, and we will recommend you do not buy the Read. Losing that sale is the cheapest advertising we can run.

How do refunds work?

Reply to the receipt within 7 days. We refund the same day, in two sentences, with no questions and no form. Your Read stays open.

Can I upload a report today?

Not yet. Uploads are not live, and this page collects nothing in the meantime: no email field, no waitlist. Come back, or write to us.
